NATURE OF THE POSITION
Under the supervision of the Director of Facilities & Operations, the Maintenance/Groundskeeper II performs cleaning and minor maintenance work in the District buildings and grounds keeping services. The Maintenance/Groundskeeper II is responsible for the use of proper methods, materials and equipment in performing these duties. This is moderately heavy work in providing maintenance and grounds keeping services in the maintenance of facilities and grounds.

Examples of Duties

DUTIES AND RESPONSIBILITIES
1. Keeps outside of buildings and concrete sidewalks clean and painted as needed.
2. Keeps all campus equipment in top working condition and maintain records on all equipment.
3. Assists with maintenance and controls of Cooling and Heating System and attends appropriate training.
4. Operates tractor with backhoe and forklift and/or ability to attain appropriate operator license and attend trainings.
5. Installs, maintains, repairs and services sprinkler and irrigation systems, repairs and maintains clock systems, reroutes line according to schedule or specific instructions and performs general plumbing for irrigation system.
6. Sets up and arranges furniture and facilities as needed.
7. Opens and closes Districts buildings.
8. Ensures proper set-ups and take-downs for Civic Center rentals and arranges work hours accordingly.
9. Assembles and dissembles new furniture including tagging and recording new items.
10. Maintains and cleans carpets at all District sites.
11. Makes semi-skilled maintenance repair of buildings, fixtures, furniture, and equipment.
12. Attends training out of town as required.
13. Maintains fire extinguisher and ensures timely replacement upon expiration.
14. Plants, cultivates, prunes, trims, waters, fertilizes, and sprays trees, shrubs, hedges
15. Plants, fertilizes, waters, mows and cares for lawns.
16. Operates power mowers, edgers, trimmers, and other grounds maintenance equipment/tools.
17. Services and makes minor repairs on diesel and gas driven grounds equipment, including adjusting carburetors, changing plugs, oil, filters and blades. and receiving of college products, custodial and maintenance products and materials.
18. Duties include occasional heavy lifting, working on ladders and scaffolding when washing windows, ceilings, painting, trimming trees, or when performing other work involving height.
19. Delivers supplies and run errands.
20. Fills out paperwork and forms.
21. Receives, mails, and distributes college products, custodial and maintenance products, and materials.
22. Acts as relief custodian and/or performs any other duties, which might be assigned during an emergency.
23. Performs other related duties as assigned.

ACCOUNTABILITY OBJECTIVES
1. Maintains all buildings in proper sanitary condition and protects school property from loss, damage, defacement, and vandalism.
2. Is on the alert for leaky faucets and gas valves, defective locks, and all such conditions which cause loss or create hazards, and reports such defects to the supervisor if he cannot correct.
3. Performs all necessary maintenance and grounds keeping services prescribed, as well as moving of supplies, equipment, and furniture in as efficient and uniform a manner as possible in accordance with approved working schedule.
4. Maintains friendly relationships with supervisor, staff, instructors, students, and the general public and is obliging and helpful in every way in consistent with duties and the working schedule.
5. Reports to the supervisor any violation of college rules, regulations, or laws.
6. Exercises economy in the use of supplies and utility services.
7. Secures and locks all buildings as prescribed.

PHYSICAL ABILITIES
1. Able to hear normal range verbal conversation (approximately 60 decibels).
2. Able to sit, stand, stoop, kneel, bend, and walk.
3. Able to climb slopes, stairs, steps, and ladders.
4. Able to lift up to 60 pounds frequently and 90 pounds occasionally.
5. Able to carry up to 60 pounds frequently, and 90 pounds occasionally.
6. Able to push and/or pull a variety of tools and equipment weighing up to 60 pounds.
7. Able to exhibit full range of motion for back lateral flexion.
8. Able to work in restricted spaces in a safe and effective manner.
9. Able to work with chemical agents in a safe and effective manner without allergic reaction.
10. Able to work with trees, plants, shrubs, flowers, soil, and turf without allergic reaction.
11. Demonstrate manual dexterity necessary to perform fine maintenance procedures and operate both manual and power hand tools in a safe and effective manner.
12. Able to operate a variety of powered and manual equipment commonly found in janitorial and custodial services in a safe and effective manner.
13. Able to operate a variety of powered industrial vehicles and equipment as commonly found in the grounds keeping and gardening trades in a safe and effective manner.
14. Able to operate a motor vehicle in a safe and effective manner.

Educational/Experience Qualifications

REQUIRED QUALIFICATIONS
1. Two (2) years or related work experience.
2. Knowledge of requirements for maintaining college buildings and grounds in a clean and orderly condition.
3. Understand and follow written and oral instructions.
4. Knowledge of materials, methods, and equipment used in groundskeeper work.
5. Capability of keeping records of ground equipment and cleaning materials utilized.
6. Possession of skills and physical strength, and ability to operate, push, self-propelled and riding type mowers, electric and gas type trimmers.
7. Make minor repairs and adjustments to ground and cleaning equipment and to recognize mechanical failures.
8. Capability of operating heating and ventilating equipment.
9. Able to withstand exposure to variable weather conditions.
10. Sensitivity to and understanding of the diverse academic, ethnic, racial, age, national origin, religious, gender, sexual orientation, disabilities, and socio-economic backgrounds.

1. Valid drivers license

1. This is a short-term substitute position. May include evening and weekend duty.
2. Row 5 on the classified salary schedule.
